Living in a historic residence is a unique experience that allows you to establish a connection with the past thanks to so many elements that remind you of it.
Here we find large stone fireplaces, doors and ceilings decorated with stucco and frescoes, antique railing and columns, and a beautiful tree-lined driveway that was used to access the villa with horses and carriages.
The first part (properly the tour part) was constructed before 1600.
And the villa was enlarged later during the 17th and 18th centuries, by an ancient noble family of Sansepolcro.
The last major renovation of the villa was in the 1970s.
In 1990-2000, numerous conservative renovations were carried out.
It still retains the characteristic features of the period, in addition to the tower there is a consecrated chapel where religious rites could be celebrated, as well as halls with vaulted ceilings, frescoed walls and original brick floors of the time.
The park surrounding the property extends for 3,500 square meters and was designed as an Italian garden, with box hedges, centenary trees, cypresses, elms, cedars of Lebanon, firs, horse chestnuts, holm oaks and lime trees. The lawns, replanted in 1995, are equipped with an automatic irrigation system.
The entire park is surrounded by a 2m high fence with four gates, one of which is pedestrian. The park is brightly lit with nine low-consumption lights placed on all the facades of the building.
The swimming pool of 10 × 5 mtr is in a hilly position on a terraced plot of land, with a splendid view of the Valtiberina.
And includes a 48 sqm garage that can house two cars, as well as storage for gardening tools and machinery, the building’s electrical and plumbing plant.
The Villa is completed by approximately 16.2 hectares of land, divided between mixed woodland (8.8 ha) and arable land (7.4 ha).
The gate is automatic and opens at the internal command of a video intercom or, from the outside, via a password typed on a special keyboard in order to guarantee maximum privacy.
This villa can also be used for luxury tourism purposes to be rented entirely for events, families, weddings, retreats, etc.
Currently, the villa can be divided into two completely independent apartments, even in terms of facilities, or can be used as a single residence villa, being perfectly connected inside.

– And, on the ground floor is located the original chapel, which can be entered from the inside of the villa but also has its own main entrance from the garden.
– Going upstairs we find the frescoed part of the building, with a large and amazing living room with the original fireplace.
– Three bedrooms and two bathrooms.
– Going again upstairs we find several rooms, which are currently used as bedrooms or as storage.
– Another old staircase higher and we find old hidden rooms and we end up in the highest tower room, where the library room is currently located with various old and historical books and writings, with a phenomenal view over the valley.
*) The lawn is equipped with an automatic irrigation system. A well has been built, which is used mainly for irrigation of the garden and grounds.
*) The villa with its park, is completely fenced, and has a driveway and a couple of pedestrian accesses.
*) Outside, in an independent building, a garage has been built, which can accommodate up to two cars.

Sansepolcro is a small gem in the Upper Tiber Valley, known to most for being the birthplace of Piero della Francesca, one of the best-known painters of the Italian Renaissance, whose works can be found in and around the town.
It’s bordered by Umbria, Emilia Romagna and Marche, and is ideally positioned to reach all the towns in central Italy.
In the immediate vicinity we find Anghiari, Monterchi and Città di Castello, and then Arezzo in only 40 minutes, Cortona in 1h, Florence in 1.5 h, Perugia in 50 minutes, Assisi in 1 h, and Lake Trasimeno in 1h.
Sansepolcro can be reached from Perugia, Florence or Rome airport, or even by train to Florence, Perugia or Arezzo station.
