The views around 360 degrees are phenomenal. It would be possible to build a swimming pool after applying for permits.

Hill Villa – Farm

A former Tuscan farmhouse located a short distance away in the outskirts of Monte San Savino in Tuscany.

The farm is located in the middle of its own land of approximately 3 hectares with more than 400 olive trees and fields.

The distance to the first eminences is just 5 minutes’ drive to the beautiful old Monte San Savino with many great restaurants, cafes, shops, supermarkets, train station, etc.

The main building was extensively renovated between 1985 and 1990 and is spread over two floors.

The detached garage of approximately 40 sqm and the third outbuilding have recently received a new roof and partly a new top floor has been installed.

The olive trees produce between 400 and 900 liters of virgin olive oil per year for own use or possibly for sale. The amount of olive oil production depends on the number of invoices, such as when the olives are picked for pressing and of course on the climate per season.

The property has its own well of approximately 100 meters deep and provides plenty of free healthy water.

The property also has its own three-chamber septic-tank for sewerage.

The central heating system runs on diesel and has recently been fully checked and serviced.

There is currently no gas in the property, but if the new owner wishes, a gas company can provide this free of charge.

There is enough space around the property to possibly create your own small private vineyard for producing your own wines. Up to 1000 sqm there is a permit available to create a vineyard and is good for approximately 350-500 liters of wine.

There is also enough space to grow your own organic vegetables for your own use.

Additional & regional information

Monte San Savino stands on the western side of the Valdichiana, opposite Cortona and perched on a mountain that overlooks the Esse Valley. It’s a centuries-old town in which various signs of Etruscan civilization were unearthed during excavation campaigns in the late 1800s. Ciggiano is located close by.

The old town still displays evidence of that golden age. Start with the Porta Fiorentina, the bridge house (home to the Municipal Museum that concentrates on the variety of traditional local crafts), the striking Sanctuary of Santa Maria delle Vertighe, the small but picturesque churches of Santa Chiara, Sant’Agostino and San Giovanni, the Porticciolo, the Palazzo Di Monte, the Logge dei Mercanti designed by Nanni di Baccio Bigio, and finally the old Ghetto and impressive Synagogue.

Monte San Savino is one of the best places to try the porchetta (slow-roasted suckling pig). The annual porchetta food festival, held on the second Sunday in September.
