Onto the estate itself…

Let’s start outside the property and describe what’s going on inside this large 6 hectare estate.

There is a large 50 sqm swimming pool surrounded by a stone terrace, which overlooks the Tiber valley. The tranquility is almost intoxicating. The pool has a blue inner lining and is fully up to code with regulations at the time of writing this description.

As this is an accommodation, the current owners made sure to create enough terraces and covered seating for their guests, so each apartment has their own private sitting area. Talking about enough area, there are 2 parking grounds available. The hamlet square itself, along with the parking midway up the driveway. These combined will easily accommodate 10 large cars.

Inside the estate there are approximately 150 olives trees divided into 2 fields. One field located above the buildings, one below stretching along the driveway and swimming pool. Three large studio apartments with their own bathrooms, of course all have been renovated with the same style and rustic Tuscan furniture.

The third building:

A miniature cottage, with two bedrooms and a bathroom, placed on the ground floor. The luminous living room is placed on the first floor, along with the kitchen and doors to a private terrace. This is the favorite part of the estate amongst many holidaymakers, especially families.

STATE AND FINISHES
The farmhouses have been restored and are therefore in excellent condition, while the outbuildings need further works. The property features exposed stone walls, terracotta flooring, ceilings with wooden beams and terracotta tiles, brick arches and Tuscan style furniture. Both the kitchens in the apartments and the shared kitchen are fully equipped; the bedrooms are spacious and finely furnished.

EXTERNAL AREA
The farmhouses are surrounded by about 6.0 ha of land with olive grove, orchard, vegetable garden and a pinewood along the stream bordering the property. The 50 sqm pool with sunbathing area offers stunning views over the surrounding hills. Furthermore, the property has numerous places where you can relax and enjoy the panorama: on the lawns, at the poolside, on the panoramic terraces or on the areas furnished with tables, deck chairs and BBQ.

USE AND POTENTIAL USES
In the course of time, the Agriturismo has obtained excellent results and the number of bedrooms used as tourist accommodation could be increased since there is the possibility to convert the four outbuildings into guest apartments.
