Tuscan Family House

A wonderfully beautiful and completely traditionally renovated Tuscan house.
Located in the middle of the village close to poppy with very friendly people, where you will quickly be accepted as one of the villagers and less than 5 km from all facilities in the beautiful town of Poppi.

The property is used as a second home of a Florentine family and is now being sold due to age.

A very big plus with this stone house is that it is possible to come to the house and park the car in the private car garage. In the whole village there are only two houses with their own parking garage.
It is also not allowed in the village to park a car because it is a car-free area. The residents of the village park their cars in the communal car park a few minutes’ walk away. You may only drive up to the owner-occupied home to load and unload, after which the car may not be parked.

The house looks beautiful and has a spacious terrace of approximately 20 sqm at the front and a rear terrace of approximately 50 sqm, partly paved and a roof terrace on the second floor of approximately 7 sqm and private garden at the rear of approximately 400 sqm. The garden can hardly be used because it is too steep.

On the ground floor: a garage of 20 sqm with internal access to the house on the first floor, a large workspace of 25 sqm with access to the rear terrace and garden, a storage room of about 6 sqm, a second storage room of about 35 sqm and a third storage room of about 15 sqm.

The first floor can be reached via a stone staircase and a spacious balcony: The first living area with fireplace and access to the kitchen. There is a bathroom (dated) and access to the garage on the ground floor. A very large living room of approximately 45 sqm with several windows and access to the front terrace.

Via a fixed stone staircase, we reach the second floor where there are three spacious bedrooms. One of the bedrooms is so large that it can be split into two bedrooms. There is also a room which is now empty, and two bathrooms can be realized here.
The third bedroom has access to the roof terrace at the back with phenomenal views.

The attic is accessible through a hatch and is too low and is used only as storage.
The house can be taken over quickly and almost all furniture is included in the price, except for some family pieces and private items.

The house is connected to the municipal gas, water and electricity. The house has its own septa tank but can easily be linked to the municipal system.

The house has a gas heating and hot water system, and the current system has recently been checked and works excellent.

The roof of the house was renovated about 10 years ago while retaining the original roof tiles.
