Agriturismo Montepulciano

This is a property on the outskirts of Montepulciano, just 2 km from the historic centre, with the destination of agritourism or Bed and Breakfast.

The restaurant serves typical Tuscan food, with about 30 seats inside and 25 seats outside on the panoramic terrace.

Vineyards with cellar equipped to produce around 20,000 – 25,000 litres of DOC and DOCG wines with its own label.

Different units for the accommodation of guests up to 16 people.

The Land:

Currently the land consists of about 2.5 hectares of vineyards registered in the Chianti Colli Senesi DOCG and in the Rosso di Montepulciano DOC,

Olive grove with approximately 230 trees in production, free arable land for new plants or other crops (horticulture, fruit growing). scattered in the farm various fruit plants (figs, plums, apple trees, hazelnuts, persimmons). The soil is very loose and rich in natural and perennial water sources.

The total area of the land is almost 17 acres (7 hectares). Possibility of expanding the land with the purchase of neighbouring land of 14 acres (6 hectares).

Production and activities: the economic activity of the farm is based on the production and sale of bulk and bottled wine, which is partly sold in the adjacent company restaurant, partly exported, partly sold to other bottlers / traders.

In the own store it is also possible to sell the wine and other local products (other kind of Tuscan wine, meats, cheeses, jams, honey, grappa, etc.).

The Restaurant: new, finished structure built and inaugurated in 2013, it has quickly become the reference point in local catering and is at the top of the ranking of the best restaurants in Montepulciano. currently managed with a flexible collaboration relationship by a local family that they take care not only of the management but also of the purchase of the raw material, and all the costs inherent to the management, paying the property a monthly rent.

Any new owners who do not want to follow the restaurant business because it is too demanding, would find two valid people and a very satisfactory monthly net income.

The wine cellars are equipped to close the chain from the bunch to the bottle of wine.
The capacity of the cellar is 330 hectolitres (33,000 litre), with the possibility of increasing it by installing external and / or internal stainless-steel tanks, barrel aging, packaging area.

The owner have the labels of: Chianti Colli Senesi, Rosso di Montepulciano, noble wine of Montepulciano (purchased grapes), Tuscan IGT, as well as some commercial labels (Brunello di Montalcino). The average production is about 25,000 thousand mixed bottles per year if all the wine is bottled. These values can be increased by purchasing grapes from neighbouring vineyards up to 100% of the production, as well as from lots of wine ready to be marketed customers in USA, Europe.

Further possibilities for development: The property structured in this way can be immediately used as a reception structure with beds, in fact all the rooms have a private bathroom, and there are two ready-made annexes. The vacant land can be used as a riding stable for horses, or since the land is rich in natural springs, there would be the possibility of building a lake for sport fishing, with outdoor dining areas, or an agri-camping. As an agricultural alternative, you can easily grow organic vegetables and fruit, as the soil is great.

The property is owned privately, not by a company.

The current owner is willing to collaborate as a manager in the further development of the company or only in the first start-up.

The city, full of elegant Renaissance palaces, ancient churches, charming squares and hidden corners, boasts vast panoramas all over the wonderful Val d’Orcia and Val di Chiana valleys that surround it.

Montepulciano’s strategic position makes it a perfect base from which to explore this beautiful corner of Tuscany; from here, you can reach the charming Pienza, the thermal village of Bagno Vignoni, the famous Montalcino and a lot of other enchanting villages in a very short time.

Just be prepared to share the town: Montepulciano has received great attention following the filming of the vampire saga Twilight sequel New Moon here and has seen a notable increase in visitors.

Piazza Grande is the heart of Montepulciano and the setting for its main events, including the barrel-racing Bravio delle Botti contest held in August every year and much more.
