Layout

The ground floor:
The ground floor of the property has 6 spacious rooms, of which a garage, a wine room, and a few large miscellaneous rooms. Two of these spaces can be used to store a large car. These rooms however are in need of some aesthetical repairs. These rooms could also be used to create a large living aria for the owner.

The First floor:
The first floor of the property has two entrances, one at the front and one at the back, both accessible via large stairs.

If we follow the main entrance of the property inside, the first room you will see is a large hall which descends throughout the entire property, making each room easily accessible.

If we follow the hallway the first rooms available are the dining room, kitchen and living room. Further down the hallway there are 4 large bedrooms, a bathroom, the second entrance and the hatch to access the attic.

Some of the bedrooms are large enough to possibly fit each with a bathroom, making them en suite.

The attic:
The attic is reachable via small hatch in the hallway, the attics ceiling is too low and won’t allow a person to stand there. Nonetheless the attic is still very usable regarding the heating system, which can be placed there along with the solar panels and boilers, water tank, wifi system etc.

The garden:
The garden is about 2300 SQM, of which approximately 1300 SQM has been utilized for the creation of a vineyard. The land also has an outbuilding on it, located behind the main building, it is about 40 SQM, and in need of renovation. If you were to build a pool this extra space would come in handy, for building a covered terrace and the technical room.

Additional & regional information

The property is located in a place called Marciano Della Chiana, which is well known for the numerous discoveries in the surrounding countryside. Such as a stone torso dating back to the 6th century BCE. During the middle ages Marciano was a centre of important roads that connected the north and the south, particularly via Cassia and via Francigena, which is particularly due to its highly strategic position, being located on the hills between Arezzo and Siena.

In the countryside of Marciano, on the 2nd of August 1554, the famous Battle of Marciano (also known as the Battle of Scannagallo) was fought, which sanctioned the definitive defeat of Siena by Florence. A fortress, walls and a tower were added onto Castello di Marciano between the end of the 13th century and the beginning of the 14th century, which aided this battle significantly.

To visit the historic centre, you have to go through the door above the tower. Inside the town there are several imposing fortresses, in the typical style of Siena architecture. The Church of Santi Stefano e Andrea is also worth seeing, housing a canvas by Bartolomeo della Gatta depicting Madonna and child with Saints.
