The oldest part of this former farm house dates from the year 1000 and was built in 1200 to its current form.
Ten years ago, the current owners started renovating this typical Tuscan building and reclassified it to live in and started a B&B.
The owners’ living area are completed and several other room studios as well. The rest of the rooms have yet to be finished.
The property serves excellently to realize a fantastic villa with lots of privacy and an excellent location to be able to relax and enjoy the view. You can also live there and create different units for rent or a B&B activity.
The untouched nature is plentiful. An excellent environment for hiking, mountain biking, running, etc.
The living area is 470 sqm on three levels and there is an outbuilding of about 30 sqm on two floors.
The total land area included is about 46 hectares, of which about 30 forest land, 13 hectares of shrubs, meadows and an olive grove of about 3 hectares.
Around the house there is about 3 hectares of garden, part of which is fenced.
It is possible to start your own organic farm at this location, or undergo restructuring for different housing units.
It’s possible to realize a swimming pool in the vicinity of the villa.
The villa has not been permanently inhabited for several years, but it is used as a holiday home for the owners and family members.
It is possible to inhabit the renovated owner’s part or outbuilding, however the rest needs finishing on an aesthetic level, plus organizing the part that has not yet been finished, according to your own wishes.
The water to the house come from a well, through a cistern of 5000 liters, it comes from a natural spring that came back clean and potable after testing at the lab.
There is currently no GPL-tank (GAS). The house is heated with the stoves and fireplaces. All the pipes for a future connection from the house to the GPL tanks have been placed.
There is an IMHOFF septic tank in place. Must be finished by adding a depurator.
All the inhabitants in the area use 4G, but it is possible to reequest a satellite dish for better connection.
There is a long beautiful gravel road of about 4,5 km nicely maintained by the towns’ municipality, almost until the property. The last 200 meters belong to the property, which you’ll need to take care of yourself.
The property was restored 10 years ago, the walls, foundation, roof, plumbing and all implants ready, are all compliant in terms of anti-seismic rules etc. However, some of it needs extra attention.

This building is described as an outbuilding, but can possibly be used by the owner to inhabit. The bathroom and stairs have not yet been arranged at the municipality. That is what the new owner can do after the transfer at the notary.

Ancient traditions continue to thrive. One way to experience them is to visit on the second-to-last Saturday in June or on the first Sunday in September when Piazza Grande becomes the stage for the Giostra del Saracino, a chivalric tournament dating back to the Middle Ages.
