On a secluded hilltop with only privacy and phenomenal views all around, but less than 10 km from the city of Arezzo.

The oldest part of this former old toll house dates from the year 1000-1200 and was built in 1200 to its current layout.

20 years ago, the current owners started renovating this typical Tuscan building and reclassified it to live and start a B&B/ agriturismo.

The owners’ living area was completed and several other room studios as well. The rest of the rooms have yet to be finished and are currently rough in finish.

The property serves excellently to realize a fantastic villa with lots of privacy and an excellent location to be able to relax and enjoy the view. Or repackage the old plan to live and create different units for rent or a B&B activity.

The untouched nature is plentiful. An excellent environment for hiking, mountain biking, hunting, etc.
The mean building area is around 470 sqm on three levels and there is an outbuilding of about 35 sqm on two floors.

The total land area is about 17.5 hectares, forest land, and meadows and an olive grove of about one hectare.

Around the house is about four hectares of garden, part of which is fenced.

The exterior walls were renovated 20 years ago and insulated on the mountain side. And the roof has also been completely renovated and at the top the original roof tiles have been reused to preserve the originality of the building.

Internally renovated part and after an upgrade is habitable:

It is possible to quickly inhabit the renovated owner’s part or the outbuilding and then tackle the whole optically. And to organize the part that has not yet been finished according to your own wishes and use.

The outbuilding has been completely renovated and consists of a living room and kitchen on the ground floor and a spacious bedroom with a bathroom on the first floor. This building is described as an outbuilding but can be used by the owner to inhabit. The bathroom and stairs have not yet been arranged at the municipality. That is up to the new owner to do.

Not finished part of the mean building:
Different units to create additional units for rental. It is possible to create four independent units for renting and many other rooms for communal using.

The villa has not been permanently inhabited for more than 10 years.

Keep in mind, this property has not been lived in and maintained for years. And recently the owner has removed all existing furniture. So, some photos no longer match the situation now.

The property needs a metamorphosis in some parts and the rest of the property is necessary to be finished with renovation. Otherwise, the price would have been much more as well. To finish the inside and outside to the default norm, one must think of a minimum investment of about € 200-250k.
