The buildings are located in the center of the approximately 67 hectares of property, surrounded by centuries-old oaks. The farm, dating back to the 18th century, a single building divided into 6 apartments with private entrances.

Attached to the main building is a small Spa area with Jacuzzi, a Sauna may be created.

There is 67 hectares of land available, of which 4 is vineyard, 4.25 is olive grove, 23.5 is forest, 36 is meadow. The property includes two swimming pools, one Jacuzzi of 4.5×1.5m and one large outdoor pool of 5x16m, which is 2.10m /6ft 10 deep at its lowest point.

The property is located in an exclusive but still unspoilt area of Tuscany, which will certainly develop in the coming years. The positions and the division of the property into several apartments make it ideal both for a home with exclusive privacy or as an accommodation facility.

At the time of writing the vineyard is 4 hectares large and 17 years old, the majority of grapes are San Giovese (85%), the remaining vines produce Cabernet Sauvignon. The vineyard could be slightly expanded, for this we must consult with the farmers association and municipality.

In the mid 2000’s, 1000 olive trees were planted to obtain an agricultural licence, however these trees have not been maintained ever since planting. They will all require maintenance before production can start.

Distances & airports

The farm is located 6km from the enchanting village of Pari in a wonderful natural landscape. 7km from the Terme di Petriolo, in the context of the Basso Merse Nature Reserve. It is therefore immersed in nature but not far from important communication routes, Siena is 32km from the state road and Castiglione della Pescaia 55km.

Additional & regional information

Civitella Paganico is located in Maremma, bordering the territories of Siena and Grosseto; it’s for this reason that the village has been greatly affected by the traditions and influences of both areas.

The municipal offices are in Civitella Marittima, a village with deep Etruscan-Roman roots that sits on top of a hill overlooking not just Maremma but the Sienese Hills.

During the same period the town of Pari was founded, passing under the control of the Ardengheschi family to the Municipality of Siena and then to the Grand Duchy of Tuscany over the centuries.

The village is enriched with characteristic gates (Senese, Gorella and Grossetana), what remain of the defense walls, the typical terracotta tile houses and their porches dating back to the 14th and 15th centuries, and the beautiful Church of San Michele Arcangelo, particularly noteworthy because of its elegant frescoes by Biagio di Goro Grezzi.

Local specialties are the hot springs, Vino Novello and olive oil.
